This project aims to consolidate zoning, subdivision, and related land use regulations into a single, cohesive code that is user-friendly, legally sound, and adheres to current planning best practices. The code should provide clear guidance to applicants, staff, reviewing boards, and the public.
Key goals include proactively addressing growth and redevelopment pressures, protecting the character of existing residential neighborhoods, and directing higher-intensity development to appropriate areas. The service will involve review and evaluation of the town's current zoning and land use regulations, identification of regulatory gaps and inconsistencies, and development of a modernized code structure.
The scope covers drafting updated zoning districts, integrating subdivision and site plan provisions, refining approval authorities and procedures, and supporting the public hearing and adoption process. The contract period will be for one year.
