The government authority in Warrenton, Oregon is seeking a vendor to provide comprehensive third-party property management services. Key responsibilities include developing marketing and outreach strategies, preparing affirmative marketing and tenant selection plans that ensure non-discrimination, and overseeing all aspects of leasing and occupancy. The selected vendor will manage financial operations such as collecting, depositing, and disbursing security deposits in separate accounts, handling delinquencies, and facilitating evictions when required.
Additional duties include disbursing appropriate expenses from the operating account, preparing annual operating budgets, and submitting detailed capital improvement suggestions. The vendor must also track and report on replacement reserves, manage the use of reserve funds, and establish preventative maintenance programs. Maintenance responsibilities extend to coordinating capital needs and ensuring readiness for NSPIRE, RD, and other inspections.
The company will be required to provide ongoing reporting to the property owner, including weekly status updates, maintenance completion reports, and prompt investigations with full written accounts of accidents or claims. The contract term is for one year, with all questions due by April 8, 2026.
