DESCRIPTION


The government authority located in Loveland, Colorado, seeks a qualified vendor to provide third-party, independent cost estimating services for the design and construction of the Transit Building – Phase 2 Project.

The consultant will be responsible for preparing comprehensive independent cost estimates at multiple project milestones, specifically at schematic design (30%), design development (60%), and construction document (90–100%) completion. These services include performing quantity takeoffs and developing detailed cost estimates for all project disciplines, such as architectural, structural, civil, mechanical, electrical, plumbing, fire protection, IT/communications, and security systems. Additional responsibilities include identifying scope gaps, inconsistencies, and cost risks, as well as providing variance analyses by comparing their independent estimates to those provided by the CM/GC and design consultant teams.

The required scope further encompasses the analysis of local market conditions, labor rates, and material availability to ensure the estimates reflect current, competitive pricing. The consultant will also conduct preconstruction cost reviews, Early Work Packages (EWP) reviews, Guaranteed Maximum Price (GMP) reviews, and change order reviews.
