DESCRIPTION

The government authority located in Mt. Shasta, California is seeking a qualified vendor to provide comprehensive master planning services for 'The Landing.' The selected firm, in collaboration with consultants, will be responsible for developing a conceptual master plan that establishes an effective organizational framework and a mixed-use development strategy for the site. Key components of the plan will address commercial, retail, residential, and light industrial uses, including integration with a wood products producer focused on low environmental impact.

The scope will cover a thorough site and topographic survey, development of civic and community-based facilities, and strategies for vehicular and pedestrian connectivity. The master plan will consider visibility, gateway opportunities, topography, constraints outlined in the Land Use Covenant, and parking for both public and private uses. Other deliverables include studies and diagrams for building heights and massing, integration of commercial and community spaces, recreational and entertainment areas, public gathering and open space, sun orientation, and exterior and internal vehicular and pedestrian circulation plans.

Vendors are expected to address site constraints while offering creative approaches for maximizing developable space and community utility. All questions pertaining to the RFP must be submitted by April 16, 2026.
