This RFP seeks a vendor to provide comprehensive student housing property management services for a government authority in Colorado. The selected property manager will be responsible for all human resource matters related to their employees, including recruitment, screening, hiring, training, supervision, retention, and payment. The manager will help position the student housing hall as an attractive residential community to support the institution’s recruitment and retention goals.
Additional responsibilities include ensuring high-quality living accommodations, office environments, and food hall services to foster an enhanced student experience. The property manager must also work to achieve financial self-sufficiency through operational efficiencies and national best practices, without compromising resident experiences, staff support, market competitiveness, or occupancy rates. Duties also cover managing the move-out process, cleaning and repairing units, assessing damages for billing, coordinating building turnovers, and procuring roll-off dumpsters. The manager will oversee third-party laundry services, coordinating service calls and performance, maintaining utility services, and cleaning laundry rooms. Cleaning, maintenance, and unit readiness in coordination with Residential Life protocols are also required. The contract period will be for one year.
