Data must be analyzed meticulously to prevent errors that could significantly impact the resulting opinions and conclusions. The scope of work includes preparing subject property descriptions, analyzing and justifying market factors used in the determination of the highest and best use, and making market-derived adjustments to sale data. Each adjustment—such as for time, location, size, access, water frontage, utilities, topography, vegetation, improvements, aesthetics, hazards or detriments, and other recognized elements—should be explained and illustrated using methods like sale pairing.
All appraisals should reflect current market conditions and incorporate data from previous transactions within the competitive market area. The appraiser must also report the last sale of the property, regardless of the sale date.
