A government authority in Minnesota seeks vendors to provide appraisals of nursing homes. The service will include onsite inspections, during which construction components and relevant data will be observed and collected. Appraised values must be calculated based on the gross area of each facility, determined by measuring exterior dimensions of all interior spaces, including stairwells on each floor.
Square footage will be established through a combination of physical building measurements and blueprint analysis. Valuations should rely on both depreciated and undepreciated replacement costs of capital-related assets for each property, reflecting their status to the current owner. The appraisal scope excludes outbuildings from the property valuation.
