The selected vendor will provide development advisory services for a government authority in Stone Mountain, Georgia, focusing on the implementation of a planned civic park and mixed-use destination in the historic downtown district. Services include outreach to the development community, preparation of a developer solicitation, and the creation of development concepts that promote tourism growth and offer a unique destination experience for visitors. The project is to include a hotel component as well as public greenspace, enhancing the city's tourism economy and historic downtown.

Duties will involve reviewing all existing planning materials—such as site surveys, concept plans, and previous consultant reports—to formulate a comprehensive strategy for successfully positioning the property for development. The advisor will be responsible for packaging the project for developer consideration, identifying suitable development approaches, and actively marketing the opportunity to qualified developers and hospitality development firms. Additional responsibilities include targeted outreach, distributing solicitation materials, engaging with development industry networks, and analyzing development concepts, financial capacity, feasibility, and the developer’s track record with similar projects.
