A government authority in Richmond Hill, Georgia is seeking to engage a qualified Construction Manager at Risk (CMR) for professional construction services over a two-year contract. The selected CMR will provide comprehensive services covering both the preconstruction design phase and the construction phase of the project.
The CMR will be responsible for cost estimation, value engineering recommendations, design analysis, constructability reviews, and providing technical input on construction methods, materials, and bidding strategies. Duties will also include developing professional design services, establishing and managing the project budget, preparing and arranging bid packages, and pre-qualifying subcontractors and vendors. The CMR will oversee scheduling and the coordination of pre-bid conferences, maintain a detailed project schedule, and ensure proper staffing and administration to keep the project on track.
Additional responsibilities include conducting project, safety, and schedule meetings; recording and distributing meeting notes; resolving punch-list items; and managing post-completion activities such as managing warranties, manuals, close-out documents, and training. All interested parties must submit their questions by December 18, 2025.
