DESCRIPTION

A government authority in New York is seeking a contractor to provide Construction Manager at Risk (CMAR) services, focusing on ensuring that the project achieves the most effective balance of initial and long-term operational costs, particularly in the areas of energy usage and facility maintainability. Value analysis efforts are required to address constructability concerns and must be integrated into the project design schedule. The selected Construction Manager will conduct major value analysis studies during both the 100% Schematic Design Document Submission and the 50% Construction Document Submission phases. These studies must include design review sessions and a skeleton diagram outlining significant construction milestone activities to develop a Bid Milestone Schedule.

A pre-bid meeting is scheduled for March 18, 2026, and all questions from interested vendors must be submitted by March 25, 2026. Timely delivery of value analysis studies is critical, and the contractor will play a key role in coordinating value analysis with design progression.
