DESCRIPTION


A government authority in San Marcos, Texas, is seeking a qualified vendor to provide construction manager at risk (CMAR) services for a comprehensive building project. The selected firm will be responsible for creating and maintaining the project schedule, coordinating all building trades and onsite activities, and overseeing the removal and legal disposal of construction-related debris. The CMAR will also provide construction inspection and testing services, acting as both the owner’s representative and consultant for early procurement items to prevent schedule delays and cost overruns.

Additional responsibilities include collaborating with design consultants to develop bid packages and detailed work scope descriptions for each phase and bid category. The selected construction manager will assist the architect/engineer in completing construction documents, evaluate proposed materials and equipment, and supervise subcontractor safety programs to ensure legal compliance. Developing site logistics plans to optimize site traffic and facility use, as well as scheduling and facilitating equipment and systems training for County staff and officials, are also expected.
