The government authority in Dunwoody, Georgia is seeking a vendor to provide construction management at-risk services for an upcoming project. During the design and pre-construction phase, the selected provider will develop a Critical Path Method (CPM) master schedule encompassing all pre-construction and construction activities, create an initial cost model, establish requirements for safety, quality assurance, and schedule adherence, and perform both constructability and maintainability reviews of construction documents. Detailed cost estimates at each design milestone and analysis of construction methods for quality, cost, and schedule improvements are also required.
In the bidding and award phase, responsibilities include arranging bid packages, developing control requirements for time, cost, and quality, and advertising as well as distributing bidding documents. Throughout the construction phase, the firm must maintain on-site construction management staff, establish communication protocols, and maintain an updated CPM schedule tracking delivery, approvals, inspections, and occupancy.
The warranty phase will involve coordinating and monitoring the resolution of punchlist items, as well as resolving warranty issues to the owner’s satisfaction during a one-year general warranty period, which may be extended.
