Dallas Area Rapid Transit (DART)
Organization overview and procurement intelligence available on paid plans.
The agency is seeking information from vendors on a comprehensive real estate management system designed to support end-to-end operations. The desired platform should efficiently manage property records and a wide array of agreement types, such as leases, licenses, easements, and rights-of-entry. Key functionalities include centralized and searchable records, automated alerts for milestone events in agreement lifecycles, as well as document and records management—for title documentation, photographs, board actions, and executed agreements. Scalability to handle a growing and complex portfolio is required.
Financial workflow and billing features are critical, including rent roll management with drafting and review capabilities, automated billing calculations (notably CPI-based adjustments), delinquency tracking, and integration with financial systems and payment portals. The system should enable management-level reporting, offer complete audit trails for financial data, and seamlessly integrate with relevant external systems such as ERP, GIS, document management, BI/reporting tools, and productivity suites. Vendors are encouraged to detail their integration capabilities, philosophy, available APIs, and prior experience with transit or public sector clients.
Additionally, the agency is interested in how intelligent automation and AI can enhance real estate management workflows. Desired features include automated document processing, predictive alerts, smart workflow routing, and robust data validation mechanisms. Vendors should address how such technologies can be incorporated into the proposed solution.
