Architectural Design and Project Management Services

A government authority in Missouri is seeking a qualified firm to provide architectural design and project management services for the tenant improvement build-out of a new community health center. The scope includes comprehensive architectural design services such as schematic design, design development, and construction documents for all tenant improvement spaces. The selected firm will be expected to coordinate closely with KC CARE, contractors, and consultants in various disciplines—including structural, MEP, and interiors—to ensure smooth project delivery.

Key aspects of the project include selection of appropriate finishes, materials, and equipment that adhere to the Tenant Improvement Narrative and applicable healthcare guidelines. The firm must ensure all designs are compliant with building codes, ADA accessibility standards, fire and life safety regulations, as well as all relevant federal, state, and local requirements. Additional responsibilities involve preparing permit-ready drawings and specifications to facilitate the project's timely approval and execution. The facility will feature elements such as a concrete floor slab, demising walls, electrical service panels, geothermal HVAC supply and return loops, separate water meters, sanitary sewer connections, operational elevators, a completed exterior envelope, and fire sprinkler mains installed to code.
